James Evans Financial Services recently supported some clients who were mortgage-free on their existing property and had found a new home they wished to purchase. Due to strict timelines set by the vendor, they were keen to proceed without relying on the sale of their current property, in order to avoid any delays or risk to the transaction. They therefore approached us to explore alternative funding options that would allow them to move quickly.

Our Approach

Following a full assessment of their circumstances, we arranged a bridging facility secured against both the existing and new properties. By taking a first charge over both assets, this reduced the overall loan-to-value (LTV), strengthening the application and allowing us to negotiate favourable terms. The agreed facility was based on a collective property value of £905,000, with a total loan amount of £400,000, a lender fee of £4,000, a 12-month term, and no exit fees.
