James Evans has ended 2018 on a high note. As well as our enquiries for the year exceeding £1 billion, we have also just completed our largest ever UK deal! Read about this and more of our 2018 highlights and successes below.

We completed our largest ever UK deal

We end the year having just completed our largest single UK residential mortgage to date!The purchase was a substantial prime central London residential asset with a mortgage in excess of £21,000,000. We negotiated a 1.99% all-in fixed rate for 5 years on a 20-year loan commitment – with a 70% LTV part interest only, part repayment. There were no lender set-up fees with no requirement for Assets Under Management  or banking.

And the whole thing was completed within 6 weeks!


We celebrated a big birthday

James Evans Financial Services was 10 years old in April. We thank all our clients and contacts for your support and continue to evolve and adapt to continually changing markets, in order to provide our clients with trailblazing solutions for funding requirements.


We introduced 2 new services

In July, we announced two new services. The first is specialist finance for cars in the following categories to private individuals and businesses:
  • Luxury & classic cars
  • Supercars
  • Historic cars
  • Racecars
The second service is lifetime mortgages. A UK resident with main residence over the age of 55 qualifies for a lifetime mortgage. You can now take out a lifetime mortgage on a holiday home or buy-to-let portfolio. Any property valuation over £60k qualifies and all funds released are tax free.

We made our quickest ever US completion

2018 saw our quickest ever US completion – a swift 30 days from start to finish! The purchase was a $4m USD San Francisco mansion. The client was a UK resident, who intended to live and work in the US permanently, but did not have US citizenship, a Green Card or US Social Security Number.We managed to secure an LTV of 70% against the purchase price and a further $1m USD (secured against USD cash) was agreed to help renovate the property. The property, which is personally held, is in the prime location of the Silicon Valley catchment belt.


…and our quickest ever exchange – just 3 weeks!

We achieved market leading rates and 80% LTV for a client with an interest-only private bank loan in record time of 3 weeks turnaround for exchange. Due to the client’s large but ad hoc income stream, the bank agreed to lend to an alternative structure with the client giving a personal guarantee.


In summary

2018 has seen us enable purchases and refinance deals all over the world for our clients – some of whom had quite complex individual circumstances. Our extensive knowledge of the residential and commercial property market, both here and abroad, however, means that we can always find the best deal for our clients.
