We recently completed a tailored mortgage solution for a high net worth client seeking to restructure their existing residential property into a limited company buy-to-let, while simultaneously purchasing a new-build main residence in their personal name.
The Challenge
As a professional sports person, the client’s circumstances presented several challenges. Their income was contract-based and, due to the nature of their profession, they also had a comparatively young retirement age. These factors significantly restricted the number of lenders available and limited the mortgage term that could be offered.

The Solution
The client required a loan of £1.1 million at 85% LTV and had a clear preference for a three-year fixed rate to provide short-term certainty. Given the complexity of the case, one of our experienced brokers carried out a detailed search of the market, assessing both specialist and high street lenders.
The Turnaround
Despite the challenges, we were able to secure a three-year fixed rate at just 4.27% with a retail lender. This represented an excellent outcome and the importance of expert market knowledge, careful lender selection, and bespoke advice when dealing with high net worth clients and non-standard income profiles.
